Estate Warden - Live In - EC6558
A rare opportunity has arisen for a full time Estate Warden to assist with management of the grounds within a 1,000-acre private estate on the South side of Oxford. The estate comprises an arable farm, pasture, portfolio of residential and commercial properties, shoot and river fishing. Responsibilities will be for estate repairs and maintenance, maintaining the appearance of all areas, security, health and safety, groundworks. Lone working and liaison with tenants, agents, contractors and service firms will form part of the role.
The successful candidate will be responsible for three main areas: -
1.The Properties; organising and carrying out general building / repair works, maintenance of all services, drains, sewers, power on the estate; compiling maintenance schedules; compiling compliance schedules and attending to all compliance matters related to let properties. He / She will arrange, coordinate and oversee external contractors and obtain competitive quotations. They will also assist with major refurbishment and redevelopment works.
2.Grounds and gardens; Mowing, strimming, verge cutting, pruning, fence and wall maintenance, maintaining signage, keeping rights of way unobstructed and garden maintenance.
3.General estate; Maintaining estate security; compliance with all Health and Safety across the estate, supervision of contractors. He / She will be responsible for vermin control in conjunction with the farmer, clearing fly tipping and other litter, paddock topping, track and road maintenance, weeding / spraying; use of chainsaw etc. To maintain an accurate tools/machinery register in line with servicing and maintenance schedules and ensure appropriate servicing and maintenance of Estate tools and machinery.
Other requirements for the role are excellent communications skills and ability to work alongside other staff and contractors as well as independently. Applicants should demonstrate knowledge of standards of maintenance and repair for let properties. Having an eye for attention to detail alongside good organisation and planning skills, are essential. Applicants should be happy working on their own, and as part of a team. They will be I.T. literate and able to demonstrate experience working in a similar role. He / She should be prepared to work outside in all weathers and have the determination and drive to get the job done.
A detached 3-bedroom cottage with a garden is available onsite for the successful candidate. Families and pets are welcome. All bills including council tax, water, electricity are covered by the occupant. A vehicle, mobile phone and laptop are also provided for work purposes.
SALARY: Circa £24, 000 per annum
